    2. Requires a financial guarantee that the bidder will enter contract at the proposed price if awarded the contract (most common in public projects)
  5. Considerations for Homeowner (Tariq Robinson & Family)
    1. Legal Structure & Liability: Select a structure (e.g., LLC, Corporation) that balances tax benefits with protection from personal liability, as some structures (like sole proprietorships) leave personal assets exposed to business debt.
    2. Financial Management: Beyond profit and loss, monitor cash flow to understand actual funds available. Utilize CPAs for proper accounting and tax compliance, including quarterly, state, and federal filings.
    3. Governance & Protection: Establish clear co-owner agreements to define roles, dispute resolution, and buy-sell provisions. Protect assets via trademarks, copyrights, and comprehensive insurance.
    4. Operational Compliance: Ensure all required licenses, permits, and employer identification numbers (EINs) are in place. Stay updated on employment laws and data privacy regulations.
    5. Succession Planning: Plan for the eventual exit or unexpected incapacity of an owner to protect the business's future and value.
    6. Personal Characteristics: Success requires resilience, adaptability, and strong time management skills
    7. Maintenance: Avoid dangerous DIY on complex systems (electric/plumbing) and hire professionals.
    8. Finances: Review tax implications and, if applicable, get disability or life insurance to protect family members

The vision that led me to this property was how I pray and praise God. Let me explain, I wanted the house to be able to see a sunrise and a sunset. With this amount of water the land is flat. So I was focus on a sunrise and sunset as my objective.

  • Sunrise:
    • Welcoming a new day (How to be Better)
  • Sunset:
    • Washing away my faults and my unsuccessful attempts (Tough Love / Chastisement)

Then I was focused on equipment required to do what I visioned. The equipment has to be big enough to handle the weight capacity and small enough to transport and operate.

My next thought was how I was going to transport fill dirt to design the enclosure basement above flood level stage. I figured the amount of dirt required and the $4 Million Material Cost for a basement. I might try the stilts to see my overall expenses. Then I looked at the cost to just have the dirt delivered on property without equipment.

My next thought was putting the house on stilts. However, I was designing the house to be over a tool garage with a small Caterpillar, John Deere Equipment. I then thought about welding and it is not wise to have your home over your job piece.

My next thought was entertainment on stilts as well. I thought about elevators at the dock house where I would park my Boston Whaler 420 Outage. I thought about a boardwalk that is level with my house.

My next thought was bowling lanes on stilts, I then looked at how I could build a boardwalk with an enclosure and tinted wall of windows like an Aquarium but Privacy even at night from shadows.

My next thought was the height I wanted the house to be above sea level. I thought about ordering all material from Lowe's as a $100,000.00+ sale. I then thought about the biggest timber I could get from Lowe’s vendors and how much of the timber did I require to make one column, The depth of the stilts to the floor height. I didn’t want to many joist nail strips on one column. Will a Lowe's Vender Make a 12"x12

x40' Timber on Special Order.

My next thought was how was I going to drill for the stilts without dirt filling the hole once i pick the auger out. I have to hit Rock Bottom to support the 300-Ton Structure. How was I going to put my concrete sonic tube in the drill hole for concrete prep for concrete pump truck and secure the tubes before pump day?

My next thought was getting an excavator to box out the house location with a small excavator until the land turned to swampland and lift the small excavator out of the box. Then pile drive the box out and then use a Caterpillar 395 Long Reach and dig down to bed rock and then pour a foundation and then place sonic tube for the stilts

My next thought was to hire a contractor that will have a drilling machine with concrete pump. The only setback was my $100,000.00+ sale i wanted to quote and order.

I then begin the designing stage. Here is the blue print introduction
